Terms and Conditions

Your Accommodation

The property you book via Luxury Retreat Collection is rented to you for holiday purposes only during the specified period on your booking confirmation. You (the lead guest) are responsible for any breakage, damage or theft caused by you or your guests.

Occupancy

  • The maximum number of guests allowed is as specified in the booking confirmation. This number must not be exceeded without prior written consent.
  • No additional guests or visitors are permitted unless approved in advance.

Check-in and check-out

  • Check-in time is from 3:00 pm.
  • Check-out time is by 10:00 am unless otherwise agreed in writing.
  • Early check-in or late check-out may be accommodated if there is no same-day turnover; you should contact us ahead of time to request.

Payments & Cancellation Policy

  • A deposit of 20% of the booking total is required to secure your booking.
  • The remaining 80% is payable 60 days before the check-in date (or earlier if specified).
  • Cancellations received more than 60 days before arrival will result in a full refund of the amount paid (minus any non-recoverable fees, if applicable).
  • Cancellations received within 60 days of arrival will forfeit the full booking total (no refund).
  • All cancellations must be submitted in writing (via email) and will only take effect once we acknowledge receipt.

Security and Safety

  • You are responsible for your own safety, and for the safety of all guests in your party.
  • You are also responsible for the security of all personal possessions brought onto the property. Luxury Retreat Collection does not accept liability for loss, theft or damage of any belongings.
  • Children must be supervised at all times.
  • The property may be equipped with external security cameras for perimeter monitoring.

Noise/Disturbance

  • Parties, events or social gatherings which create excessive noise or disturbance to neighbours or other guests are strictly prohibited unless explicitly approved in writing.
  • Noise restrictions apply typically from 10:00 pm to 7:00 am.
  • Properties may have noise-decibel monitoring devices (without audio recording) to detect breaches of the noise policy.
  • You and your guests must comply with the applicable local short-term rental code of conduct and council regulations.

Housekeeping & Cleanliness

  • You agree to leave the property in a reasonably clean and tidy condition.
  • If the property is left in an excessively dirty state (including evidence of smoking indoors, damage to furnishings or excessive cleaning required), additional cleaning or repair fees may apply.
  • Smoking inside the property is strictly prohibited unless specified as permitted and any violation may incur additional charges.

Prohibition of Unapproved Events & Schoolies

  • Unless previously approved in writing, events, functions and schoolies-style bookings are strictly prohibited.
  • Approval for any such gatherings must be confirmed in writing and may incur additional conditions, fees or deposit requirements.

Pets (if applicable)

  • If the property is described as pet-friendly, animals may be allowed only with prior written consent and subject to any additional terms, cleaning fees or damages.
  • Service animals may be exempt from pet-fee terms if compliant with applicable laws.

Amendments to Booking

  • Any changes to your booking (dates, guest numbers, property, etc.) are subject to availability and may incur a fee.
  • Until full payment is received, bookings are provisional and may be subject to change or cancellation by Luxury Retreat Collection if necessary.

Liability

  • Luxury Retreat Collection does not accept liability for any personal injury, death, illness, theft, loss or damage to you or your guests, except to the extent caused by our negligence or breach of these Terms & Conditions.
  • You indemnify Luxury Retreat Collection against all liabilities, claims, losses and expenses arising from your booking, use of the property or breach of these terms by you or your guests.

Property Registration & Compliance

  • The property is registered for short-term rental in the relevant jurisdiction (e.g., NSW STRA registration).
  • You and your guests must comply with all applicable laws and regulations governing short-term rentals, including local council, fire safety and smoke-alarm requirements.

Governing Law

These Terms & Conditions are governed by the laws of New South Wales, Australia. Any dispute arising shall be subject to the exclusive jurisdiction of the courts of New South Wales.

Right of Entry

In case of emergency, maintenance or inspections, Luxury Retreat Collection or its authorised agents reserve the right to access the property, provided reasonable notice is given (except where urgent entry is necessary).

Force Majeure

In the event of unforeseen circumstances beyond our control (such as natural disaster, fire, flood, government-mandated restrictions or other emergency), Luxury Retreat Collection may cancel or modify bookings. In such cases, liability is limited to the refund of amounts paid and we shall have no other obligation.

Privacy & Data

Your personal data is collected and processed as per our Privacy Policy. By booking you consent to our collection, use and disclosure of your information in accordance with that policy.

Amendments to Terms

Luxury Retreat Collection reserves the right to update or amend these Terms & Conditions from time to time. The version published at the time of booking is the one that applies to your stay.
